Biennale Apartment in Venice: located in an antique building in a romantic neighborhood of Venice, our Roby Apartment was completely renovated in 2019 by a famous Venetian architect and includes all modern comforts and conveniences as well as a spacious private garden.

This is an air-conditioned three bedroom apartment (up to 5 guests).
It includes 3 bedrooms (one double bed room, one single beds room, one single bed room), a dining/living room with 2 couches, a fully equipped kitchen with all new appliances and 3 completely modern ensuite bathrooms.

The amenities in this Venice apartment include fast Free WiFi, 2 BIG flat-screen and free pay-TV (possibility to connect to Skype, Netflix, Youtube, Browser Internet), air conditioning, linen and towels included.
The apartment is SELF-CATERING. We are providing linen, towels and a courtesy set. All goods for everyday use have to be bought or brought by the Guest.

The all-new white and wood kitchen includes all modern appliances and everything you need for cooking with Venetian ingredients at home!
You will find not only a stove, an oven, a refrigerator, but also a dishwasher, a microwave and a kettle included as well as all kitchen utensils and pots and pans!
Your stay here should be comfortable and easy, allowing you to prepare delicious meals with all the fresh products which you can buy a few meters aways from the apartment, in Via Garibaldi, where you will find a daily small market, a fish monger, a supermarket and a local baker.

The three bathrooms have been completely renovated to ensure your comfort and convenience. The colours were kept warm to match the character of the house. Guests appreciate the large showers, the modern sinks and the recessed lighting.
The area of Castello

The Castello neighborhood of Venice has the city’s largest population of permanent residents and is home to Venice famous Biennale Gardens, the Arsenale and the Cathedral of San Pietro di Castello, among many other fascinating sites.
Yet here, only a twenty minute walk from the historic center of the city (Saint Mark Square or Rialto Bridge with his antique jewelry shops like Eredi di Jovon Bruno ), you will discover and live in the true Venetian lifestyle.
Inside the Arsenale in Venice
You can shop for fruits and vegetables from a barge along a canal, eat in traditional Venetian trattorias and discover unique and authentic artisan shops.
In the evening, join your neighbours in a stroll down Via Giuseppe Garibaldi and stop for a Spritz – Venice’ favorite aperitif – at one of the many small bars offering outdoor tables with fantastic views on the Bacino di San Marco and the Church of San Giorgio Maggiore.

This apartment is very big for Venetian standards!
For bookings of up to 4 guests, the third room will not normally be available: in case you need it please let us know at the moment of the booking. There will be an extra fee of 10 € per day that needs to be payed cash at the check in.
No smoking property.
HEATING: Central heating system is activated in the apartments, according to Italian laws in the province of Venice from October 15th until April 15th. After such date the Air Conditioning System can be switched on from April 15th until October 15th. These are rules dictated by the City of VENICE and expected to be followed by every resident and visitor.
ADDITIONAL COSTS:
All additional costs (final cleaning, eventual late arrival, city tax) are not included from the daily rate of the apartment and are therefore considered surcharges and must be paid by the Guest upon arrival.
Final cleaning: € 60
Obligatory daily city tax set per person by the City of Venice : Euro 4 per person up to the 5th day.
CHECK-IN
Normal check-in is from 3pm to 8.00 pm. You’ll receive our private cell phone numbers for scheduling your arrival and make it easy and without stress.
Once booked the apartment ALL LATE CHECK IN MUST BE SCHEDULED in advance with us! In this way we can provide you the best service. (Minimum notice is considered to be 72 hours).
In the event of arrival after 8.00 pm an extra charge of Euro 30.00 will be due upon arrival till, and not later than, 10.00 p.m.
Any check-in between 10.00pm and 11.30pm will be charged Euro 50.00 and can only be accepted by previous arrangement.
Any check in after 8.00pm is any case upon request and possible only according to our availability.
Check-out is by 10.00 am – we do not have a storage room, but we could offer late check-out upon agreement.
